Groundbreaking could take place in 2020 for two mixed-use developments expected to continue the transformation of Doraville.
The Village at Tilly Mill Crossing, located off Peachtree Industrial Boulevard just outside the Perimeter, will house a mix of retail and approximately 300 apartments. The developers, Kaufman Capital Partners and Atlantic Realty Partners, told the Doraville City Council on Monday night that the project could mean as much as $4.4 million in new-resident discretionary spending, according to an impact study conducted by the developers.
Although the existing strip mall on the Tilly Mill site has been less than 25 percent occupied, a popular pet store, The PawStand, and an animal clinic, WellPet Humane Animal Hospital, will remain in the new configuration. The developers plan to build two new multifamily residential buildings totaling 285,000 square feet, with a street running between them. Groundbreaking could take place as early as March.
A second mixed-use project, Lotus Grove, will bring new life to a long-dormant property on Buford Highway near I-285 that most recently was the site of a Kmart department store.
Developer Chaz Lazarian acquired the 13-acre property in May 2019 and on Monday provided details to the city council about the new project. It is scheduled to include approximately 73,000 square feet of retail, 20,000 square feet of office space and 22,000 square feet of restaurants in a food-hall style. Plans also include 350 apartments and a five-story, 100-room boutique hotel. Groundbreaking on Lotus Grove could take place as early as summer 2020.
Doraville’s transformation began with the multifaceted redevelopment of a former General Motors plant site. Assembly Yards, a 165-acre project, is being developed by The Integral Group. Several streets, green space and a multi-use path have been completed. Serta Simmons Bedding opened its national headquarters at Assembly in May. In September, Integral CEO Egbert Perry announced that developer Ashton Woods would build 150 townhomes on eight acres and developer StreetLights would build 300 apartments on 2.5 acres. Alamo Drafthouse Cinema is scheduled to open in 2021, and Pace Properties, which developed Atlanta’s Krog Street Market, will oversee 125,000 square feet of retail, dining and entertainment space.
